Here are some points to remember when selling a vacation property:

  • Don't go through a broker. When given the choice between selling a $10,000 timeshare and a $200,000 home, the broker will dedicate his time and resources to the house. And you won't get the attention you deserve.
  • Don't pay commissions. Reputable services like advertising co-ops don't charge commissions saving you money when you close on your sale.
  • Get maximum exposure by joining programs that will promote your timeshare across the greatest number of advertising channels.
  • Understand exactly what you're getting.  Ask to have the terms of the sale explained to you until you understand them.  If your agent doesn't explain well, ask to speak to someone else or work with another company.
  • Don't pay unconditional fees.  Some timeshare resellers derive a large percentage of their income from up-front fees.  You want your reseller to work for you and make the sale ? not cash your check and kick back.
